The following conditions apply to bookings:

A contract between you and the owner is formed when payment is received and a booking confirmation is issued with the confirmed holiday dates. The contract is binding on you and all members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract as set out in these general booking conditions. Failure to disclose all relevant information or to comply with these conditions may result in termination of the contract and loss of the booking.

A deposit of 50% of the tour price is due at the time of booking.

The balance must be paid no later than the day of arrival. If the balance is not received by the due date, your holiday will be treated as a cancellation, and you will remain liable for the remaining rental balance.

All cancellations must be made in writing. If you cancel your holiday more than 30 days before the start date, your deposit will be refunded. If you cancel more than 15 days before the start date, 50% of the balance remains due. If you cancel less than 15 days before the start date, the full balance remains due and is non-refundable.

We strongly recommend that you take out comprehensive travel insurance to cover cancellations. If you choose not to do so, you accept responsibility for any losses you incur as a result of your cancellation.

Your booking will not be cancelled by the owner, except in exceptional circumstances beyond our control. We will be notified of the cancellation as soon as possible and will immediately refund all payments made for your holiday. Our liability for cancellation is limited to payments made to us.

No parties or events – the maximum number of people occupying the property at any one time may not exceed (the number of occupants on the booking form times 2), and only those listed on the booking form may occupy the property. We reserve the right to terminate the booking without notice and without refund if this condition is violated.

Bookings from persons under the age of eighteen cannot be accepted.

The owner reserves the right to refuse a booking without giving any reason.

We or our representatives reserve the right to enter the premises at any time to carry out essential maintenance or for inspection purposes.

Smoking anywhere in the property will result in immediate termination of occupancy and forfeiture of all payments. You must strictly adhere to this, and any damage or additional cleaning caused by pets or smoking will be your responsibility.

Rental agreements typically begin at 3:00 PM, unless otherwise agreed, and guests must vacate the property by 10:00 AM on the day of departure. This allows the property to be thoroughly cleaned and prepared for incoming guests.

Pets - not allowed

When making a booking, you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party and agree to fully indemnify us for any loss we may incur as a result.

Damage and breakages - Please treat the facilities and accommodation with due care so that other guests can continue to enjoy them. If you notice anything missing or damaged in your accommodation, please let us know immediately so we can take appropriate action. If any damage or breakages occur during your stay, we would appreciate it if you could report this immediately, especially before check-out. The accommodation will be inspected at the end of your holiday, and you may be charged for any loss or damage.

Do not move furniture from one room to another.

Please lock the doors and close the windows when leaving the house unoccupied.

Please ensure you turn off any lights, heating or electrical appliances when you go out – we are an environmentally friendly holiday home.

The owner reserves the right to charge additional cleaning fees if the client leaves the property in an unacceptable condition.

Please note that if the keys provided are not returned at the end of your stay, you will be charged the replacement costs.

Under no circumstances may the client re-let or sublet the property, even for free.

The owner is not liable for temporary defects or malfunctions of equipment, machinery or appliances in the building, grounds or garden.

No compensation will be given for a temporary outage of electricity, gas, water, internet or television.

The owners are not responsible for the loss of personal belongings or valuables of the guest.

All inventory must remain in the property and not be moved to another property.

Guests are responsible for the safety and security of their children at all times. Never leave children unattended.

Park your vehicles in the designated parking area, ensuring that cars do not block access to other properties.

Please respect the community and try to keep noise levels to a minimum, especially between 11pm and 8am.

We reserve the right to terminate a holiday without compensation if the unreasonable behaviour of the persons named on the booking (or their guests) could prejudice the enjoyment, comfort or health of others.

Barbecue – use the designated barbecue area and clean the barbecue after use.

Candles are not allowed in the house.

Check-out - (remember check-out time and responsibilities, e.g. empty bins, make beds, put dishes away).

Any problem or complaint you have regarding your holiday should be reported directly to us/our representatives immediately, and we will do our best to rectify the situation. Complaints not reported to us/the manager at the time and only reported after the guest has returned from their holiday will not be considered by the owner.

We reserve the right to make reasonable changes or additions to these terms and conditions without prior notice.

This privately owned property is our home. We expect all guests to enjoy the amenities and treat the property with the same respect as they would their own home.
