For bookings, the following conditions apply:
A contract between you and the owner is formed when payment is received and a booking confirmation is issued with the confirmed holiday dates. The contract binds you and all members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract as set out in these general booking conditions. Failure to disclose all relevant information or compliance with these conditions may result in termination of the contract and loss of the booking.
A deposit of 20% of the travel amount is due at the time of booking.
The balance must be paid no later than the day of arrival. If the balance is not received by the due date, your holiday will be treated as a cancellation and the customer will remain liable for paying the rental balance.
All cancellations must be reported in writing. Free cancellation up to 14 days before arrival. After that, 20% of the total stay will be charged. In case of non-arrival or late arrival, 90% of the total stay will be charged.
We strongly advise you to take out comprehensive travel insurance to cover cancellations. If you choose not to do so, you accept responsibility for any losses you may incur as a result of your cancellation.
Your booking will not be cancelled by the owner, except in exceptional circumstances beyond our control. We will be notified of the cancellation as soon as possible and we will immediately refund all payments for your holiday. Our liability for cancellation is limited to payments made to us.
No parties or events - the maximum number of people using the accommodation at any one time must not exceed (number of residents in the booking form x 2) and only those listed on the booking form may occupy the accommodation. We reserve the right to terminate the booking without notice and without refund in case of violation of this condition.
Bookings for persons under the age of eighteen cannot be accepted.
The owner reserves the right to refuse a booking without giving a reason.
We or our representatives reserve the right to enter the premises at any time to carry out essential maintenance or for inspection purposes.
Smoking inside the property will result in immediate termination of your stay and forfeiture of all payments. This rule must be strictly adhered to, and any damage or extra cleaning caused by pets or smoking will be at your expense.
Rental agreements typically start at 3:00 p.m., unless otherwise agreed, and guests are required to vacate the rental by 10:00 a.m. on the day of departure. This allows for thorough cleaning and preparation of the accommodation for incoming guests.
Pets - not allowed
Upon making a booking, you accept responsibility for theft, breakage, or damage caused by you, pets, or any member of your party and agree to indemnify us fully for any loss we may incur as a result.
Damage and Breakage - Please take care of the facilities and accommodation so that other guests can continue to enjoy them. If you notice anything missing or damaged in your accommodation, please let us know immediately so that we can take appropriate action. If any damage or breakage occurs during your stay, we would appreciate it if you could report it immediately, especially before checking out. The accommodation will be inspected at the end of the holiday and charges may be incurred for loss or damage.
Do not move furniture from one room to another.
Please lock the doors and close the windows when you leave the apartment unoccupied.
Make sure to turn off the lights, heating, or electrical appliances when you leave - we are an eco-friendly holiday home.
The owner reserves the right to charge additional cleaning fees if the customer leaves the property in an unacceptable condition.
Please note that if the keys provided are not returned at the end of your stay, the replacement costs will be charged to you.
The customer is not allowed to relet or sublet the property under any circumstances, not even for free.
The owner is not liable for temporary defects or malfunctions of equipment, machines or devices in the building, the grounds or the garden.
No compensation is provided for a temporary outage of electricity, gas, water, internet, or television.
The owners are not responsible for the loss of personal belongings or valuables of the guest.
All inventory must remain in the premises and not be taken to another location.
Guests are responsible for the safety and security of their children at all times. Never leave children unattended by an adult.
Park your vehicles in the designated parking area, ensuring that cars do not block access to other properties.
Respect the community and try to keep the noise level to a minimum, especially between 11:00 PM and 8:00 AM.
We reserve the right to terminate a holiday without compensation if the unreasonable behaviour of the persons named on the booking (or their guests) may harm the enjoyment, comfort or health of others.
Barbecue – use the designated barbecue area and clean the barbecue after use.
Candles are not allowed in the house.
Check out - (remember check-out time and responsibilities, such as empty bins, making up the beds, dishes cleared away).
Any problem or complaint that the customer has regarding their holiday must be reported immediately directly to us/our representatives and we will do our best to rectify the situation. Complaints that were not reported to us/the manager at the time and are only reported after the customer has returned from their holiday will not be dealt with by the landlord.
We reserve the right to make reasonable changes or additions to these general terms and conditions without prior notice.
This property is privately owned and is our home. We expect all guests to enjoy the amenities and treat the property with the same respect as they would their own home.
